Mobile, Manufactured, or Modular. What’s the difference?

When people talk about our homes, most will use the term mobile home or trailer house. We all know what they’re talking about and it’s just hard to call them by something else! We get asked what the difference is a lot so thought we’d put it out there for a quick lesson.

Mobile Home – these are homes made prior to 5 June 1976 and built before HUD (U.S. Department of Housing and Urban Development) started regulating the manufactured home industry.  Technically, mobile homes are no longer being built.

Manufactured Home – these are what you see on our retail location and what you see today across our state.  These homes were built after 15 June 1976 and are built to HUD code.  They will have a HUD seal or label on every home which certifies it was in built in accordance with HUD’s manufactured home construction and safety standards.  Manufactured homes are subject to excise tax and due have a title.

Modular Home -  these can be made on-frame or designed to removed from the frame.  Modular homes are built to IRC Code (International Residential Code).  Essentially these are built to site-built home codes and are subject to each state’s building requirements. 

Good to know facts about modular homes:  When they are appraised, site-built homes can be used as a comparable.  Modular homes do not have a title and are subject to city, county and state sales use tax when first arriving into the state of OK.  There is no difference in the set up of an on-frame modular home vs a manufactured home.
